Prospective Member Information

Village Green Townehouses, INC. - A housing cooperative.

Village Green is a cooperative housing corporation located in Omaha, Nebraska. When you purchase at Village Green you are purchasing a membership share in the corporation, which entitles you to live in one of the townhouse units that the corporation owns. 


Application for Membership and Associated Fees

To purchase a membership share at Village Green, prospective members must first be approved for membership by the Village Green Board of Directors. To apply for membership, prospective members must submit a completed application and a background check must be run for each owner, co-signer, and resident who is 18 years or older. To run a background check, the office will need a copy of each persons drivers license and their social security number (may call and provide this over the phone).

The following fees must be paid to Village Green by check or money order before an application may be processed:

  • Application Fee $100
  • Background Check Fee $40 per person - must be paid for all owners, co-signers, and residents 18 years or older.

Once an application is processed, prospective members who meet all membership criteria are required to attend a Prospective New Member Meeting with the Board of Directors. This meeting is an opportunity to learn more about what living at Village green is like and to ask any questions you may have about membership. Prospective New Member Meetings are held once a month. Attendance is required for membership to be approved. Prospective members will receive notification of their membership approval status in the days following this meeting.


Purchasing a Membership Share and Associated Fees

Once membership has been approved, the sale of a membership share may be completed. It is highly recommended to use a title company to handle all Membership Share purchases. Jamie Robinette at DRI Title is most familiar with Village Green and the sales process, but a different title company may be used if preferred. The following fees must be paid to Village Green when you purchase a membership share:

  • Subscription Fee $190 - refundable at time of membership sale
  • Transfer Fee $225
  • Member Contribution $1000 (see below for more information)

Financing

Becasue Village Green is a Co-Op and members purchse a membership share in the corporation rather than real property, most banks do not offer mortgage lending to purchase at Village Green.

Move-In Waiting Period

Village Green requires all units to be unoccupied for a minimum of 5 full business days between owners. This allows time for the unit to be fully inspected and the maintenance team to address any maintenance requirements and ensure the unit is prepared for the incoming owner. This waiting period is mandatory and may not be waived or shortened. The waiting period begins on the day the purchase closes or the day the outgoing member moves out, whichever is latest. 

For example, if the outgoing member moves out on Wednesday, the 8th of the month turning in keys first thing in the morning, the earliest the incoming member may move in would be Wednesday the 15th of the month. 

In some cases, the waiting period may be longer than 5 business days. This will be determined by management during the final inspection which is done after the outgoing member moves out completely. 


Move-In Appointment

A move-in appointment is required to receive keys and sign all required Village Green documents. Please call the Village Green office to schedule a time to move-in between 10:00AM - 4:00PM. Move in appointments are only available Monday through Friday, excluding major holidays.


Member Contribution - $1,000

Incoming members are required to pay a $1,000 Member Contribution when purchasing a membership share at Village Green. This contribution is refundable upon the sale of your Membership unless otherwise stipulated by management or the Board of Directors.  Your Member Contribution may be used to cover the costs of outstanding balances, utilities, unit damages, etc.  The $1000 may be paid through the Title Company or directly to the Village Green office by check or money order during the move-in appointment.   


Village Green Carrying Charges

Members are required to pay monthly carrying charges to Village Green. This amount is equal to the members proportionate share of the cost of maintaining the corporation and the property. Carrying charges are determined by the Board of Directors as part of the annual budgeting process.

The member of record on the day carrying charges are assessed (the 1st of the month) is responsible for paying the full amount of the carrying charges. When a membership share sells, monthly carrying charges are not prorated by Village Green, this must be handled by the title company or directly between the buyer and seller. 

Carrying charges cover many things; including, but not limited to:

  • Property taxes
  • Full time maintenance staff
  • Full time management team
  • Utilities for office, clubhouse, maintenance shop
  • Water
  • Sewer
  • Trash
  • Grounds keeping
  • Snow removal
  • Community playgrounds and clubhouse
  • Property insurance (roofs, parking lot, foundations, etc.)

Utilities

Members are responsible for the gas and electric utilities, These are paid directly to the utility companies. Members are responsible for the utilities beginning the date of closing. If a member fails to transfer the utilities into their name on the day of closing, any utilities billed to Village Green will be billed back to the member of record along with a service charge of $15.

Smoke Free Property

As of May 1st, 2019, Village Green Townhouses became a completely smoke-free property. Smoking is not allowed on Village Green property, this includes inside and outside the units and vehicles parked on property. If members or guests need to smoke, they must leave the premises to do so.


Pets

Members are allowed to have a total of two (2) animals per unit. Members are required to pay a $150.00 non refundable pet registration fee and $25 per month pet fee and will be required to pay for any damages to their unit or to Village Green property. Fees will be assessed for any pet waste not picked up by owners. Pets must be accompanied by their owner at all times while outside the unit, must be kept on a leash, must be current on all required immunizations, and current on their County and State registrations. Members of Village Green who wish to have a pet may apply for a pet license at the office and will be required to annually submit verification of immunization, registration, and liability insurance (this can generally be added to your home insurance policy). Breed restrictions are set by the City of Omaha.


Parking

Each unit has one assigned parking space. Secondary vehicles and all visitors must park in the labeled visitor spaces. Vehicles on property must be operable and must be moved at least every 7 days. Vehicles that will be parked on campus regularly must have a Village Green Parking permit displayed in the windshield. One permit per licensed driver, up to a maximum of 2 permits per unit will be issued by the office.
